Your Lake Nona home buying checklist should answer one practical question: which home still works after you compare the documents, recurring costs and move-in timing? A beautiful kitchen is easy to remember. An assessment already included in a tax estimate, an unconfirmed amenity right or a builder’s conditional credit is easier to miss.
This guide turns a shortlist into an address-by-address decision. It is for buyers comparing specific homes in southeast Orlando, not a ranking of communities or a current price forecast. For the broader location and lifestyle overview, start with our Lake Nona relocation guide.

1. Start your Lake Nona home buying checklist with three property identities
Label your candidates Home A, Home B and Home C. Record each street address, listing link, parcel reference, subdivision and home type. Add the association name and applicable special district only after checking the records. Keep the date and source beside each answer.
A listing’s “Lake Nona area” label is not a complete property description. A ZIP search does not establish neighborhood boundaries, school assignment, association responsibilities or permitting jurisdiction. Even two homes with similar floor plans can have different obligations.
The official Laureate Park page, for example, describes several housing styles. VillageWalk has a different community setting and governing documents. Use those descriptions for orientation, then investigate the actual address rather than transferring one community’s rules to another.
2. Build a fee ledger instead of asking for “the Lake Nona HOA fee”
Give each charge its own entry: who collects it, how often, what it covers, the document date and what remains unknown. Separate private association dues, public district assessments, one-time closing charges and any club membership question.
The Laureate Park association document hub illustrates why this matters. Its posted 2026 budget separates several home categories and cost components. One headline dues number cannot reliably describe every home. Request the current documents and property-specific account information through the association and closing team.
Where a special district applies, verify it against the parcel. The Poitras East CDD website provides its own boundary and financial information and explains collection of annual debt-service and maintenance assessments through the property-tax bill. That does not establish that every Lake Nona address is in this district—or that a posted maintenance schedule is the complete annual charge.
A useful ledger note: “Association confirmed the applicable category on this date; district assessment still needs verification.” That is more useful than entering an unverified internet estimate as fact.
3. Reconcile the monthly estimate so nothing is counted twice
Ask your lender which taxes, insurance and assessments are included in the payment estimate. Then compare that with the other dated cost inputs. Keep monthly ownership costs separate from upfront cash needs and later maintenance.
- Property taxes: Request a new-owner estimate rather than copying the seller’s bill. The Orange County Tax Collector explains the assessment change after a sale; the prior owner’s assessment and exemptions are not your confirmed future circumstances.
- Insurance: Obtain property-specific quotes and review coverage, deductibles and conditions with a qualified insurance professional.
- Association and district charges: Confirm frequency and whether a charge is already inside another total. An annual district assessment included in a tax-bill estimate must not be added again as a separate expense.
- Everyday ownership: Include the utilities, maintenance and transportation costs relevant to your routine. Mark an unanswered amount “unknown,” not zero.
The planner is a place to organize the inputs, not a mortgage calculator or a promise of affordability. An apparently cheaper asking price can produce a different comparison once those inputs are reconciled.
4. Compare a resale with a written new-build proposal
Place the same categories side by side: finished home features, lot, included equipment, required cash, estimated recurring costs and usable move-in date. A builder’s base price and a completed resale asking price may describe very different packages.
For any incentive, request the written conditions. Ask whether it depends on a particular lender, loan product, closing date or other requirement. Separate a temporary payment change from a permanent loan term, and have the lender explain the comparison. Availability and eligibility can change; this guide does not advertise a current incentive.
Also record construction status, delivery uncertainty, inspection opportunities and warranty terms. A resale’s existing features may be useful, but they still require condition and documentation checks. Our Orlando new-construction guide provides broader questions to discuss before committing.
5. Verify access and responsibilities, not just the amenity photograph
Ask what the owner maintains and what the association maintains for this particular home type. Review modification rules, leasing requirements, access arrangements and any pending obligations. A proposed fence, outdoor project or different use may need separate association and public-authority review.
Club access deserves its own question. Lake Nona Golf & Country Club lists golf and social membership opportunities. Do not assume a purchase conveys membership or particular amenity rights; verify the applicable availability, approvals and terms directly.
Write down the answer and who supplied it. “Beautiful clubhouse” is an impression. “Confirmed access and charges for this property” is decision-ready information.
6. Test the address against your actual week
Visit at the times that matter to you. If relocating for work near Medical City, test the route to the actual workplace entrance and shift—not simply the distance to a neighborhood label. Include parking, tolls and the errands you regularly make.
The Central Florida Expressway Authority’s toll tools help you check a chosen route. Observe sound and traffic during more than one visit if they affect your decision. Being close to the airport is not, by itself, a measurement of noise at a particular home.
If school assignment matters, check the address and intended enrollment year with OCPS Find My School and its current rezoning information. OCPS warns that current-year changes may not be reflected in the search. A neighborhood name or ZIP is not an assignment guarantee.
7. Turn unknowns into an action list before discussing an offer
Choose the three questions most likely to change your decision. Assign each to the appropriate source: association manager, district office, lender, insurer, inspector, title professional or permitting authority. Add an answer date and record the evidence received.
A tour checklist is not an inspection. Use our Orlando home inspection guide to prepare for independent evaluation. New construction also needs appropriate due diligence. If you proceed, coordinate all investigations with the actual contract and qualified advisers; this worksheet creates no contingency and extends no deadline.
Finish with one next step: revisit, investigate, discuss an offer or keep looking. If buying depends on selling, use the companion Lake Nona seller guide to connect the two plans.
Lake Nona home buying checklist: quick answers
Can I compare homes in different Lake Nona communities?
Yes. Use the same categories, but do not assume the same association, district, maintenance duties or amenity rights. The point is to expose the differences rather than average them away.
Does a posted CDD maintenance schedule show my complete bill?
Not necessarily. Confirm the parcel, district, fiscal year and charge components. A maintenance-only schedule may not include debt service or other applicable obligations. Ask the district and closing team to reconcile the current information.
What should I send Daniel before a first conversation?
Your shortlist, preferred price range, move timing and biggest unanswered property question. Keep account numbers and private financial documents out of the general contact form.
