Road access commonly involves Narcoossee Road, Lake Nona Boulevard and State Road 417. The airport may be geographically close, but drive time varies with the property, route, construction and traffic. The same is true for downtown Orlando, the theme-park corridor and workplaces elsewhere in Central Florida. Test your trip during the hours you will actually travel and include tolls in the transportation budget.
What Is It Like to Live in Lake Nona?
Lake Nona was planned around a mix of residential, employment, healthcare, recreation and commercial uses. Its official Q1 2026 fact sheet reports more than 44 miles of paved and unpaved trails, community parks, green space and lakes or waterways. Lake Nona Town Center, Boxi Park, the USTA National Campus, community programming and public art create activity beyond the residential neighborhoods.
The health and life-sciences campus—often called Medical City—includes the UCF Academic Health Sciences Campus, UCF Lake Nona Hospital, the Orlando VA Medical Center, Nemours Children’s Health and other institutions. For buyers working in this part of southeast Orlando, proximity can be a meaningful advantage. For buyers commuting elsewhere, it is important to evaluate the full route rather than assuming “Orlando” means a short drive.
Walkability and amenity access are micro-location specific. Some homes connect easily to trails, parks or neighborhood facilities, while many daily trips still require a car. Visit on weekdays and weekends; evaluate traffic, lighting, sidewalks, future construction, aircraft activity, road noise and the route to the places you expect to use.

Laureate Park

NorthLake Park
NorthLake Park offers a more established Lake Nona setting with single-family homes, townhomes and apartments. Its community identity includes the YMCA area and trail access. Home age, roof and mechanical systems will vary more than in the newest phases of Lake Nona.
VillageWalk and Enclave at VillageWalk
VillageWalk is a gated community recognized for canals, bridges and a broad amenity package, with single-family homes and townhomes. Enclave at VillageWalk contains larger single-family properties. Review association fees, maintenance responsibilities, gate procedures, insurance, water-adjacent considerations and amenity rules.
Isles of Lake Nona

Townhomes, Condos and 55+ Options

Nearby Communities Marketed as the Lake Nona Area
Eagle Creek, Storey Park, Randal Park, Moss Park-area neighborhoods and other southeast Orlando communities may appear in Lake Nona searches. They can be good alternatives, but they are not identical in jurisdiction, school assignment, amenities, fees or location. Compare the actual address and daily routine rather than paying a premium based only on a broad location label.

Lake Nona Real Estate Market: 2026 Snapshot
Recent market figures provide context, but they use different boundaries and methodologies. Redfin reported a Lake Nona median sale price of $732,245 for the three months ending June 2026, with homes selling after a median 49 days. That median was 7.8% lower than the same period one year earlier.
The Orlando Regional REALTOR® Association reported 77 residential sales in ZIP code 32827 during the first quarter of 2026, with an average sale price of $855,732. The ORRA figure covers a ZIP-code area and uses an average; Redfin’s figure uses its Lake Nona neighborhood boundary and a median. Luxury sales, condos, townhomes and new construction can shift either result.
What this means for buyers: There may be room to negotiate on some properties, but the broad trend does not determine the strategy for a specific home. Fresh, well-priced homes can behave differently from listings with long market times, price reductions or builder competition. Use recent comparable sales, competing inventory, seller motivation, property condition and builder incentives to shape the offer.

- Investigate future development. Distinguish approved projects and recorded plans from marketing concepts. Consider future roads, construction, commercial uses and community phases.
- Inspect new and resale homes. New construction can have defects too. Use appropriately qualified, independent inspectors and specialists.
