1. Put your Orlando home buying timeline in writing
Confirm that the agreement is fully executed and identify its effective date with your agent or attorney. Record deposit, inspection, financing and closing deadlines, plus any association-related requirements. Assign a responsible person to each task.
Do not assume every Florida contract gives you the same inspection period or cancellation rights. Ask for clarification before a deadline passes.
2. Confirm the deposit and protect your funds
Verify the amount, recipient, delivery method and due date against the contract. Keep confirmation of receipt.

3. Arrange inspections and insurance research early

Get property-specific insurance quotes early. Ask the insurer about required reports and coverage, and discuss inspection findings with qualified professionals. Repair requests, credits and cancellation options depend on your agreement; none is automatic.
4. Check the costs behind the Orlando address
A College Park bungalow, downtown condominium and Horizon West home can require different questions. Compare the actual property—not assumptions about the neighborhood.
- Estimate property taxes for your purchase, rather than copying the seller’s bill.
- Review applicable association charges, assessments, rules and approval requirements.
- Check whether CDD assessments apply to the address.
- Confirm maintenance concerns, intended-use restrictions and relevant property records.
5. Keep financing and title work moving
Respond to lender requests through approved secure channels. Ask before taking on new debt or making changes that could affect qualification. A preapproval is not final loan approval.
Stay in contact with the closing professional about title requirements, survey questions and outstanding documents. If an appraisal or title issue arises, review your options with the appropriate professionals before contractual deadlines.

7. Confirm the walk-through, closing and possession
Arrange a final walk-through and review agreed repairs, included items and property condition. Raise concerns before signing. Confirm when keys and possession will transfer. Do not assume you receive keys immediately after signing.
